Commercial Surveys:
Are you leasing a building?
Your agent or solicitor will be able to tell you the extent
to which you will be responsible for the maintenance and
repair of a building. Your surveyor will be able to tell
you what the condition of the building is before you move
in. This will enable you to quantify your repairing liability
and thereby also possibly assist in your lease negotiations.
Are you buying a building?
Either as an investor or an occupier, you need to know the
condition of the property. Costs of repair can affect the
viability of the entire deal.
Are you leasing or buying part of a building?
There will inevitably be repairing obligations and you may
have to contribute towards the costs of repairs of areas
of the building remove from your unit. Your surveyor can
help you quantify the downside.
Services
In modern office buildings the services are extremely important
and can be very complex. Service engineers can advise on
air-conditioning, trunking, lifts, heating, etc. We have
firms of service engineers that we can recommend to be used
in conjunction with a building survey.
The cost
The cost of a survey is minimal in relation to the potential
property risk.
(see photos to the right. Click them to enlarge). We charge
in accordance with the size of the building.
